Call Boxes Not Functioning for Codes or Directory

The call boxes have malfunctioned and require service. The telephone service provider evaluated the problem and concluded that the issue is the wiring inside the building to the call box. A request for service with a vendor that can help address that problem has been made. Management is working to get the issue resolved as soon as possible.

Fobs will still work at all entrances. This problem does not affect the vehicle gates. Unfortunately building entry codes, and directory calls will not function until the problem can be addressed.

Kitchen Sink Backups

To help avoid in-unit back-ups we’d like to remind you of proper usage of your garbage disposal and drainage system. A strainer should be used in your sink/s, and all food should be discarded in the trash.

Using strainers helps to prevent backups in your unit, and in units below you. Your kitchen sink drain line is connected to the units in a line below you. Food that goes down the drain can clog your sink, and cause sink overflows in the units below you by clogging the stack. Please cooperate together by using strainers to protect one another’s units.

Annual Meeting – Election of Board Members

The Annual Meeting of the Membership took place on May 19, 2022. There were three (3) Board seats up for election in this meeting. The results of the elections are posted in the bulletin board by the gym, and in the Resident Portal.

Action Required – More Ballots For Board Election Are Needed to Hold Annual Meeting

This is a friendly reminder for Owners to mail in, or drop off your ballot for the upcoming Board election on May 19, 2022. As of 5/13/2022, 42 ballots have been received by Management. A quorum of 25% of the voting power, or 58 owners, is required to hold the meeting. 

The annual meeting starts at 5:00 P.M. and will be held in the conference room on the 3rd floor. If you did not receive your ballot or need a new one please contact Management jgoodman@actionlife.com

Building Water Shut Downs – Maintenance Tip

Did you know that the majority of building water shut downs are for in unit replacements of main water shut off valves? To avoid these costly replacements in your unit exercise your main water shut offs biannually at a minimum. When you exercise them turn them ¼ turn and back to open, ½ turn then back to open, ¾ turn then back to open. Finally turn them all the way on and off 3 times slowly. Avoid turning them all the way on and off in one turn without exercising them with the steps noted above.

The main water shut offs are located above your kitchen cabinets, in the closet closest to your front door, or above your washing machine.

Water should be shut off in your unit if it will be vacant for more than 48 hours. Main water shut offs that work correctly can make it possible to have plumbing repairs done in your unit without building water shut downs.
