HOA INSURANCE CERTIFICATES AND YOUR HOMEOWNERS INSURANCE

Piazza Palermo’s Master policy renewed on 9/1/25. If you or your lender need an insurance certificate you can download the updated Certificate of Insurance on the Resident Portal. If a special copy is requested by your lender you or they can request it immediately by visiting www.EOIDirect.com, or by calling EOI Direct’s toll-free helpdesk at 1-877-456-3643 Monday through Friday between the hours of 7:00 AM and 6:00 PM (Mountain Standard Time).
Owners may register with a personal e-mail address and obtain a renewal certificate to provide to their existing mortgagees. Once registered, owners can enter their community name in the association name field to bring up the community’s policies. As there are multiple certificate options, owners may select the option that specifies “I received a letter from my lender requesting an annual update of my insurance policy. (Your lender may indicate they will be purchasing, or have purchased, insurance on your behalf)”, as that is cost-free and will provide all of the proper information for all financial lending institutions.
While you’re on the homeowners portal you should also review “Piazza Palermo – Coverage Define” document published by Kirk Miller, the association’s insurance broker. This document provides great guidance to help you ensure your insurance provides you adequate coverage in the case of any incident.
ITEMS NOT COVERED BY THE MASTER POLICY
While the master policy covers structural elements of the residential interiors over the deductible, it will not provide coverage for specific elements of the residential unit nor any personal property owned by homeowners such as furniture, electronics and other similar items that are individually owned and are not part of the building structure. Additionally, the master policy will not provide coverage for upgrades to any of the insured items within the residential units. As such, all owners are to obtain coverage for their upgrades and improvements to the residential unit interiors.
DO HOMEOWNERS NEED INSURANCE?
Yes! In addition to items that are not covered on the master policy, the association’s master insurance policy will not provide for other important coverage items that the personal condominium policies offer. These are briefly described on the attachment “Piazza Palermo – Coverage Defined” along with minimum coverage recommendations for certain items.
It is very important that all owners consult with their personal insurance agents to ensure that the proper coverage limits are in place. All owners are welcome to have their personal insurance agents contact Kirk Miller at 858-240-2593 and they are more than happy to assist in discussing the potential gaps in coverage between the association’s policy and the personal condominium policies. Homeowners should also ensure if they rent their unit that the renters are insured for further liability protection in the event of damage to their contents or needed displacement.
Maintenance and Cleanliness Obligations for Common Areas & Exclusive Use Common Areas

We’d like to remind everyone of their obligations to keep common areas clean and attractive including the hallways, alcoves, and exclusive use patios and balconies.
Cleaning up after ourselves and maintaining these areas is not only a matter of respect for our community but is also crucial in preventing pests and maintaining our property values. Furthermore, the CC&Rs and Project Handbook outline that the city requires these areas to be kept in a clean, safe, and attractive condition, free of all debris. Unit alcoves should be cleaned by the residents and are not an appropriate location for overnight trash storage. Balconies and patios are also the responsibility of each homeowner to maintain in a way that preserves the attractiveness and value of the property. Similarly, parking spaces should be free of storage items and vehicle leaks.
Please keep in mind that if the association has to step in to fulfill a homeowner’s maintenance obligations, the homeowner can be assessed for the costs.

Trash & Recycling chute & Trash Rooms
Closed for Cleaning 8:30am-1:30pm:
8/12 First Ave (northeast)
The trash and recycling chutes at the northeast end (near First Ave) will be closed on Tuesday, August 12th, from 8:30am to 1:30pm for cleaning. Please dispose of your waste before or after these times. Trash and Recycling Chute Cleaning & Trash Room Power Washing maintenance is to address smelly residue left by unbagged trash.
Remember to always bag your trash properly and not put loose items down the chute to avoid this occurrence
LOBBY CLOSURE (Front Street) FRIDAY AUGUST 15TH 8:00 AM – 2:00 PM.
The Front Street Lobby, including the MG southwest garage pedestrian entry, lobby elevator, stairs, mailroom, and gym, will be temporarily closed Friday, August 15th, from 8:00am to 2:00pm
for floor polishing and waxing to address scratches.
During this time, please retrieve all guests and vendors via an alternate route. Thank you for your patience and understanding!
Upcoming Registration Renewal for Bicycle & Surfboard Storage: COMPLETE BY 8/22
We would like to remind everyone about the appropriate storage locations for bicycles and surfboards in our community, and the importance of their registration renewal.
We have three bicycle storage rooms: Room #1 at the North East corner of the Main Garage (MG) level; Room #2 at the Lower Garage (LG) level in the North East corner and Room #3 in the South West corner of LG (room 3). Room 1 also includes a surfboard rack. Spaces in these rooms are available on a first-come, first-serve basis.
Before storing your bicycles or surfboards in these rooms, you must make sure you have registered with Management, and have attached the issued decal visibly on your item. Any items found without a decal will be removed without prior notice, and the Association is not responsible for lost or stolen items.
Remember, storage items including specifically bicycles and surfboards cannot be stored in Exclusive Use Easement Areas or on patios, balconies, parking spaces, or any area that is part of the common view.
All residents that wish to or wish to continue to use the aforementioned storage rooms must RENEWAL REGISTRATION by August 22. Please download a Storage Permit Application form from the Resident Portal (My Community > Documents) and register your item with Management by 8/22 and retrieve their new permit stickers. New users will need to purchase a storage room key for $25. Items not registered will be considered abandoned items left for the Association to donate.
Renting Your Condo at Piazza?
30-days is the minimum a condominium at Piazza Palermo OA can be rented for. Please review the Associated rules from the Piazza Palermo Community Handbook:
RENTAL OF RESIDENTIAL UNIT
An Owner shall be entitled to rent the Condominium subject to the restrictions contained in the Declaration. Owners are required to notify the Association each time the unit is rented to a new tenant. Any rental or lease agreement shall be in writing, shall provide that the lease is subject to the Governing Documents and shall provide that any failure to comply with any provisions of the Governing Documents shall be a default under the terms of the rental or lease agreement. A copy of the rental or lease agreement shall, upon request, be provided to the Association.\
The Owners shall, at all times, be responsible for their tenant’s or lessee’s compliance with all of the provisions of the Declaration pursuant to the occupancy and use of the Condominium. A lessee shall have no obligation to the Association to pay assessments imposed by the Association nor shall any lessee have any voting rights in the Association.
No Owner may lease such Owner’s Condominium for hotel, motel or transient purposes. Any lease which is either for a period of fewer than thirty (30) days or pursuant to which the lessor provides any services normally associated with a hotel shall be deemed to be for transient or hotel purposes.
RESIDENTIAL USE ONLY
Residences shall be used for residential purposes only: provided, however, that any Residence may be used incidentally for the purpose of operating a home based small business if, and only if, the business is operated solely within the Residence,
- the business is limited to arts and crafts, the rendition of professional services, or other similar activities.
- the business is operated by the Owner of the Residence whose principal residence is the Residence, by a tenant whose principal residence is the Residence or by a member of such Owner’s or tenant’s family whose principal residence is the Residence.
- the operation of the business is permitted by, and is at all times in compliance with, all applicable laws, and
- the operation of the business does not result in (i) the violation of any of the other provisions of the Declaration, (ii) any unreasonable increase in the flow of traffic within the Project, (iii) any odor, noise, or vibration outside of the Residence, or (iv) parking problems within the Project.
No other use shall be allowed except as specifically permitted by local ordinance; provided, however. Declarant may use any of the Residences owned by Declarant as model homes, sales offices, construction offices or storage for the Project during that period of time commencing when the Residences are first sold or offered for sale to the public and ending when (x) all the Residences in the Project are sold and conveyed by Declarant to separate Owners thereof, or (y) seven (7) years after the first close of escrow of a Residence in the Project whichever shall first occur.
