Piazza Palermo unit’s submetered water/sewer billing is moving from Livable to Livable Pro on December 1, 2026. IMPORTANT: your current automatic payments (ACH) will NOT transfer you must set up a new automatic payment profile in Livable Pro to keep your account on autopay.

What you must do

  1. Watch your email (check/Junk spam) for the Livable Pro invitation link (coming soon).
  2. Click the invitation link and activate your account.
  3. Enter your ACH or card information to re-establish automatic payments.

Key Points:

  • Automatic payments will not transfer from Livable — you must re-enroll in Livable Pro.
  • Online check and phone payments are no longer supported.
  • Online statements are free. Mailed paper statements will incur a $2.00 monthly fee.

Important dates

  • November 21, 2026 — Final day to pay bills on the old platform.
  • December 1, 2026 — Livable Pro goes live.
  • December 21, 2026 — First payment due on the new platform.

Why this matters

Late or missed payments may result in call to hearing for assessing due costs. Per Section 8.6.1 of the CC&Rs, if the HOA must cover an unpaid utility balance, an Enforcement Assessment can be charged to the home. Re-enrolling early helps avoid these fees and keeps your account current.
