HOA INSURANCE CERTIFICATES AND YOUR HOMEOWNERS INSURANCE

Piazza Palermo’s Master policy renewed on 9/1/25. If you or your lender need an insurance certificate you can download the updated Certificate of Insurance on the Resident Portal. If a special copy is requested by your lender you or they can request it immediately by visiting www.EOIDirect.com, or by calling EOI Direct’s toll-free helpdesk at 1-877-456-3643 Monday through Friday between the hours of 7:00 AM and 6:00 PM (Mountain Standard Time).

Owners may register with a personal e-mail address and obtain a renewal certificate to provide to their existing mortgagees. Once registered, owners can enter their community name in the association name field to bring up the community’s policies. As there are multiple certificate options, owners may select the option that specifies “I received a letter from my lender requesting an annual update of my insurance policy. (Your lender may indicate they will be purchasing, or have purchased, insurance on your behalf)”, as that is cost-free and will provide all of the proper information for all financial lending institutions.

While you’re on the homeowners portal you should also review “Piazza Palermo – Coverage Define” document published by Kirk Miller, the association’s insurance broker. This document provides great guidance to help you ensure your insurance provides you adequate coverage in the case of any incident.

ITEMS NOT COVERED BY THE MASTER POLICY

While the master policy covers structural elements of the residential interiors over the deductible, it will not provide coverage for specific elements of the residential unit nor any personal property owned by homeowners such as furniture, electronics and other similar items that are individually owned and are not part of the building structure. Additionally, the master policy will not provide coverage for upgrades to any of the insured items within the residential units. As such, all owners are to obtain coverage for their upgrades and improvements to the residential unit interiors.

DO HOMEOWNERS NEED INSURANCE?

Yes! In addition to items that are not covered on the master policy, the association’s master insurance policy will not provide for other important coverage items that the personal condominium policies offer. These are briefly described on the attachment “Piazza Palermo – Coverage Defined” along with minimum coverage recommendations for certain items.

It is very important that all owners consult with their personal insurance agents to ensure that the proper coverage limits are in place. All owners are welcome to have their personal insurance agents contact Kirk Miller at 858-240-2593 and they are more than happy to assist in discussing the potential gaps in coverage between the association’s policy and the personal condominium policies. Homeowners should also ensure if they rent their unit that the renters are insured for further liability protection in the event of damage to their contents or needed displacement.
