Opening Amenities at 10% Capacity 9/1/2020

Greetings Piazza Palermo Residents and Owners,

As of 8/31/2020 San Diego County’s regulations allows us to open our amenities at 10% capacity. The spa is not included in these regulation updates.

According to San Diego County’s updated regulations on August 31, 2020, indoor gyms can be reopened at 10% capacity. The regular occupancy of the gym is 20 people. 10% of regular capacity allows two people in the gym at one time. More information can be found at: https://www.sandiegocounty.gov/coronavirus.html

The Gym, Club Room, Conference Room, and Billiards Room will be open to a 2 (two) person maximum.

The amenities are currently for residents and owners only. No guests are allowed at this time. Thank you for your cooperation.

Pool Reconstruction Ballots Due By September 16, 2020


Owners, please submit your ballot in person to the Management
office or at the Special Meeting on September 16, 2020. You can
also mail in your ballot by September 15, 2020. To move forward
with obtaining a loan, 155 owners of 230 must vote in favor. At
this time, it appears that repayment of the loan can be absorbed
in the Association’s budget and a special assessment is not
needed.


Reconstruction of the pool deck includes correcting drainage
issues and waterproofing on decks & planters that leak into the
garages. Simultaneously, the Board approved some upgrades
that include new decking in the pool area, kitchen islands with
barbeques, fire pits and seating areas, new furniture, and
landscaping upgrades. These enhancements will likely increase
property values, rental income, and the overall enjoyment of the
facility.


As of August 27th, 55 ballots have been submitted. Please let
management know if you have not received a ballot. In order to
achieve the 67% approval vote, the Board and Management are
asking for 100% voter participation.

HVAC Preventative Maintenance

DCAC Air Conditioning is offering Palermo residents their discounted rate of $99.00 per unit for preventative maintenance. Service will include a full system check, new filter, and inspection of the condensation for any blockage. They will also provide a list of any repairs needed and cost of repair/replacement.

DRYER VENT CLEANING

SD Quality Air is offering Palermo residents a special rate to clean the dryer vent and duct in units at $65.00 per unit. Dryer vents should be cleaned at least once a year or twice a year depending on usage. Lack of maintenance can pose a potential fire hazard or result in drying issues with your dryer.

If you’d like to schedule service, please contact them at (858) 356-6990 and let them know you’re a Palermo resident. Note, if your unit is on the 6th floor, they will need roof access to clear out the termination vent for your dryer vent.
